Job Description
As an Assistant Project Manager, you will be responsible for the day-to-day duties to facilitate and help manage pre-construction and construction activities of multi-family apartment projects ranging from 50 β 300+ units in size.
Key responsibilities will be assisting the project manager in:
β’ Responsible for assisting the managing of project productivity, costs, quality, and safety consistent with company policies and practices.
β’ Creates and coordinates material and equipment schedules and promotes their efficient use.
β’ Coordinates all subcontractor and vendor contracts and associated processes and procedures.
β’ Develops and maintains customer relationships to enhance the companyβs ability to procure projects, reduce risk, and ensure operational efficiency.
β’ Creates and coordinates material and equipment schedules and promotes their efficient use.
β’ Coordinates all subcontractor and vendor contracts and associated processes and procedures.
β’ Assistance in project management: Process Change orders, CCNs, RFIs, submittals, and related construction documents from initiation through closeout of the project.
β’ Performs special projects and completes all other duties as assigned or requested for the general support of the organization.
β’ Reviewing and verifying constructability of the plans and specifications through meeting with subcontractors and consultants as well as through the RFI and submittal process.
β’ Creating and enforcing a construction schedule that is tracked and updated daily with a constant monthly look ahead to ensure timely completion of the project.
β’ Initial project estimates and bidding (minimum of 3 bids) and qualifying subcontractors
β’ Preparing scopes of work and recommending subcontractors to be selected for contracting on the construction of the project. Sending out invitations to bid and managing the bidding process.
β’ Negotiating scopes of work and final contract amounts, preparing, estimating, and verifying change order requests.
β’ Responding to RFI's or submittals and responding to subcontractor or consultants project-related questions.
β’ Directing and managing each of the Superintendents and Project Engineers to maintain the performance of subcontractors and consultants on-site.
β’ Implementation of strict construction safety practices
β’ Verify compliance with the plans and specifications, hosting weekly and monthly job site meetings, as well as managing and conducting other duties necessary for the successful completion of the projects.
β’ Review monthly subcontractor invoices through Textura
β’ Attend monthly budget and draw meetings with lenders/inspectors
Qualifications:
β’ Minimum of 3 years of experience in the construction of multi-family apartment projects with below-grade podium parking and above-grade structured parking with verifiable employment and experience
β’ Experience in hands-on construction and an understanding of construction projects.
β’ Excellent communication and interpersonal skills with the ability to communicate effectively with all levels of the organization, as well as with customers and vendors.
β’ Proficient in scheduling with Microsoft Project or other software equivalents
β’ Proficient in MS Word, Excel, Outlook, Procore, and Blue Beam
β’ Proficient in reviewing and understanding all construction documents, including building plans and specifications
β’ Ability to bid, negotiate and prepare scopes for subcontract agreements, create and manage construction schedules, manage RFIβs and submittal process, and deliver projects on time and on budget
β’ Previous employment with a residential construction general contractor
β’ Positive attitude, professional workmanship, and appearance, excellent communication skills
β’ Detail-oriented, organized, and results-driven with a sense of urgency
Job Type: Full-time
Pay: $80,000.00 - $110,000.00 per year
