The Operating Engineer supports operation, inspection and maintenance processes to mechanical, HVAC, electrical and plumbing equipment and systems.
You will work as part of an engineering team of 4 at a 4-building site with a total of 657,166 square foot Class A office buildings in Georgia each consisting of roughly 160,000 sqft. This position requires the Maintenance Technician to be on-site. Â Local market requirements may vary slightly.

Schedule: 9am-6pm Monday through Friday + rotating on-call. Overtime is requested and required on an as needed basis.Â
WHAT YOU’LL DO
- Complete assigned tasks that include but are not limited to: painting, pressure washing, cleaning, maintaining lighting system bulbs/ballasts (as allowed by any licensing requirements), plumbing, HVAC systems, water treatment, hanging pictures, repair office furniture, locksmith work and general maintenance
- Maintain work order system (CMMS) daily and complete any tenant service requests
- Moves office furniture, machinery, equipment, and other materials as requested
- Perform assigned preventive maintenance and inspection tasks
- Support on-call or emergency response situations (if applicable)
- Troubleshoot all building systems, including electrical, DDC and pneumatic controls
- Comply with all safety procedures
- Participate in ongoing technical, safety, and operational process training programs
- Other projects and tasks to be assigned

WHAT YOU BRING TO THE TABLE
- 3+ years of related work experience, especially in repair, maintenance, HVAC, plumbing, electrical or carpentry
- Trade school education, union training, military service or college is desirable
- Universal CFC EPA certification or interest in achieving within first year (with JLL assistance)
- Experience using Microsoft Office (Word, Outlook, Excel, Teams)
- Ability to lift up to 50 lbs
- Comfort using ladders up to 30 feet tall
- Ability to frequently climb, bend, kneel, lift and/or drive
- Strong customer service skills
