The Pax Properties Sales Manager is responsible for maximizing revenue by executing the company's "best practices" regarding group sales, local negotiated, tenant leasing, and vacation rentals. Duties include developing and maintaining strong relations with the community.

The key measure of success for the Sales Manager will be the extent of which their property meets or exceeds their sales quotas.

If hired, you will report to the Sales Director and your General Manager at our Seven Hills Suites hotel in Tallahassee.

Key Duties/Responsibilities for this position:

  • Generate sales for property, targeting multiple markets, including apartment lease rentals, group and local negotiated rate business and vacation sales
  • Arrange for property to host multiple markets -- Candidate must have excellent multitasking skills

 

Apartment Rental Tasks:

  • Greeting guests, maximizing revenue with upgrades, and assisting tenants by providing information regarding the property and surrounding areas
  • Advertising open units as well as maintaining all tenant documents -- Must be Customer Service focused
  • Present property and amenities in a positive light to prospective apartment tenants.
    • Schedule and execute tours, promote the property and what it has to offer, talk about new projects that will add value and improve the property, and explain why tenants love living in the property
  • Advertise available units on sites like Apartments.com, Facebook, Craigslist, and any other social media platform and answer all 3rd party reviews
  • Coordinate with our Rent Path and Traffic2Revenue contacts regularly to ensure they are bringing value to the property
  • Stay up to date with leasing policies, promotions/leasing incentives, upcoming property changes, local laws, and Pax Expectations in order to effectively explain them to prospective clients
  • Negotiate leasing terms/conditions and close deals, always push for a 12-month lease (discounts apply ONLY to 12+ month leases) and follow up with every lead
  • Walk through units after prepared (but before tenants move in) to ensure they are up to standard and notify maintenance teams if they are not
  • Ensure that all items for tenants (tenant manual, folder, keys, and codes) are ready for them on their move-in day
  • Create and implement promotional programs, including creative online advertisings, direct marketing, social media outreach, and resident events

 

Hotel Sales Tasks:

  • Complete 120 new contacts monthly (per property)
  • Attend at least 2 weekly off-property events and report on at least one developed contact per event
  • Host at least 4 events at your location quarterly and reports attendants and developed contacts monthly
  • Attend and contribute to the weekly Sales Level 10 meetings
  • Give back to the community on a quarterly basis (i.e. volunteer for a beach cleanup or children's reading group)
  • Answer all RFP's from Hotel Planner, sports RFP's, and Event Planner RFP's with personalized responses
  • Close 20% of all bids answered
  • Complete and email daily sales report to the Sales Director and Director of Operations
  • Conduct market research and, in coordination with the Social Media Manager, create quarterly marketing and sales for your specific hotel no later than 15 days before the end of the quarter
  • Work with Sales Director annually to conduct a SWOT (Strengths, Weaknesses, Opportunities, and Threats) analysis of all competitive hotels in the comp set
  • Along with the Sales Director, study competing hotels' offers, marketing, and sales programs to adjust in-house marketing as needed on a quarterly basis -- report on this during Quarterly Sales Review
  • Maintain accounts and groups through the Event-Temple Software to ensure all activities and notes are relatable. 
  • Utilize Event-Temple for all activities, traces, group bookings, BEO's and all other related functions on the software
  • Maintain and keep Sales Action Plans updated on a weekly basis

 

Vacation Sales Rentals:

  • Create exceptional travel plans for customers by determining their needs and matching their requests with relevant products and services
  • Collaborate with Travel Agents and Tour Operators to sell group and vacation rentals
  • Identify partnerships and vendors who can promote our vacation sales rentals
  • Manage vacation rental websites and ensure all information and pictures are accurate and up-to-date
  • Create welcome packets to be delivered to vacation renters at check-in and include property information, amenities, and things to do in the area



Requirements:

  • Minimum of 2-3 years hotel experience
  • Previous hotel Sales Management experience is required
  • Ability to manage multiple sales activities simultaneously while maintaining communication to inform key stakeholders of progress
  • Demonstrated excellence in communication, problem solving skills and process improvement
  • 3 years experience in sales and marketing, or a related professional area.
  • Proven lead-generation and closing skills
