Job Description

As a Senior Associate in Real Estate Portfolio Management within Brookfield's Reinsurance business, you will play a critical role in optimizing the performance of real estate assets across various asset classes and capital structures. Leveraging your expertise in real estate finance, you will contribute to the strategic management of our investment portfolio, with a focus on generating attractive, risk-adjusted returns.

Key Responsibilities:

  • Conduct financial analysis and modeling for existing real estate investments across diverse asset classes, including office, retail, industrial, land, and multi-family properties in the existing mortgage and equity books
  • Spearhead portfolio management process, including valuation and hold/sell analysis, financing, as well as reviewing major decision recommendations and making presentations to key stakeholders and decision makers, including portfolio boards
  • Formulate business plans with cash flows across different asset classes on 80+ JV ventures and wholly owned equity investment with cash flow projections stemming from asset-level business plans and flowing up through JV waterfalls for individual assets on a consolidated basis
  • Underwrite asset value using DCF and market comps, and formulate structure on mortgages that require workouts, extensions, foreclosures / DILs
  • Monitor and analyze the performance of existing mortgages, identifying potential issues ahead of time and identifying strategies to mitigate said risks
  • Prepare investment memos, presentations, and reports for senior management and stakeholders, articulating investment strategies and recommendations.
  • Collaborate closely with internal teams, JV Partners, Internal Brookfield Operating teams, asset managers, and Leasing and Investment Brokers, to execute investment strategies and achieve portfolio objectives.
  • Identify and underwrite investment opportunities in the existing portfolio where Brookfield can leverage its operating abilities to generate compelling go-forward returns.

Qualifications:

  • Bachelor's degree in Finance, Real Estate, Economics, or related field.
  • 4-6 years of experience in real estate portfolio management, investment analysis, or asset management at a private equity firm, investment management firm, or debt fund.
  • High proficiency in financial modeling using Excel and ARGUS is essential.
  • Strong analytical skills with the ability to interpret complex financial data and make informed investment decisions.
  • Excellent communication and presentation skills, with the ability to effectively communicate investment strategies and recommendations.
  • Detail-oriented with a high level of accuracy in financial analysis and reporting.
  • Proven ability to work independently and collaboratively in a fast-paced, dynamic environment.
  • Problem-solving mindset with a proactive approach to identifying and addressing challenges.
  • Knowledge of real estate markets, asset classes, and capital markets is preferred.
