Job Description

WinnCompanies is looking for a Transition Specialist to join our team located in Boston, MA.


In this role, you will work with the Development and Operations teams to manage a pipeline of property transitions. The core responsibility of this position will be to assist with ensuring the effective processing and execution of key residential real estate documents/forms, applications, and workflows related to these transitions. As well as providing excellent customer service to both internal and external clients and agencies.


This is a hybrid job opportunity that offers a typical business hour work schedule: Monday through Friday 8:30 am - 5pm.

Responsibilities

  • Maintain a transition checklist tracking mechanism that itemizes all aspects of each property, to ensure completion of all property transition activity.
  • Accurate and timely production and processing of forms and documents.
  • Forms to include but not limited to AFHMP, required HUD forms, Management Plans, Software setup sheets, Lease set up sheets, Bank Account requests, etc.
  • Collaborate with departments, clients, agencies, and others to obtain property information, analyze, and interpret documents and needs, field questions, and resolve issues.
  • Reviews files and documents for completeness, accuracy, and compliance with policies and guidelines prior to submitting. Tracks to completion.
  • Follows up with various entities to obtain missing/incomplete items, and to resolve denied/rejected paperwork.
  • Attend regular meetings to provide updates of all transitions to the departments and managers.
  • Maintain relationships with fellow departments and leads.
  • Maintain and update applicable databases, such as WinnBase and CRM, to include setting up new properties and updating dates and information changes.
  • Perform other duties as assigned.
  • Oversee the performing of Due Diligence for New Business, assemble teams, manage on site teams during audits, report and analyze audit findings, etc.
  • Coordinate WinnSTART/STOP Process through to completion, including: scheduling calls, submitting Management Agreements, creating or closing Bank Accounts, adding or terminating Properties, assist with Property Management Software Set Up/Go Live Tasks, as needed, coordinate employee onboarding during the WinnSTART, including: submitting systems access requests, assigning trainings, compiling New Hire paperwork, etc.

Requirements

  • High School diploma or GED.
  • 1 - 3 years of related work experience.
  • A current driver's license in good standing and ability to meet the driving records standards outlined in the Company Safe Vehicular Operations Policy.
  • Advance skills with computer systems, particularly Microsoft Office Suites.
  • Outstanding verbal and written communication skills.
  • Excellent customer service skills. 
  • Comprehend and communicate complex verbal information in English to stakeholders.
  • Ability to plan, organize and prioritize work, work to deadlines using sound judgement.
  • Ability to work with a diverse group of people and personalities.

Preferred Qualifications

  • Associate’s degree.
